Refund & Returns Policy
Thank you for choosing WHEL DREAM MOBILE HOMES. Purchasing a home is a significant investment, and we want to ensure you have a clear understanding of our policies regarding refunds, returns, cancellations, and warranties. Please read this policy carefully before signing your purchase agreement.
1. General Return Policy
Due to the nature of manufactured and modular homes, the substantial costs associated with transportation, and the complex process of site installation, all home sales are final once the home has been delivered and installed on your property. We do not accept returns or exchanges on delivered homes.
2. Deposits and Earnest Money
When you reserve a home or initiate a purchase, a deposit or earnest money is required. The refundability of this deposit depends on the following conditions:
- Financing Contingency: If your purchase agreement is contingent upon financing and you are unable to secure a loan through our partners or your own lender, your deposit will be fully refunded.
- Buyer Cancellation: If you choose to cancel your purchase for reasons other than financing denial before the home leaves the manufacturing facility or dealership lot, a portion of your deposit may be retained to cover administrative and processing fees, as outlined in your specific purchase agreement.
3. Custom and Special Orders
If you are ordering a custom-built home or requesting specific factory modifications (such as upgraded flooring, custom cabinets, or altered floor plans), a non-refundable deposit is required before the manufacturer begins production. Once the factory begins construction on a custom order, the deposit and any payments made toward the home are strictly non-refundable.
4. Warranties and Post-Delivery Repairs
While we do not accept returns on delivered homes, your new home is protected by a comprehensive Manufacturer’s Warranty. If you experience defects in materials or workmanship after moving in, these issues are handled via warranty service rather than a return.
- Upon delivery and setup, you will conduct a final walk-through with our team to identify any immediate cosmetic or structural issues.
- Any covered defects discovered after the walk-through will be repaired by the manufacturer or authorized service technicians in accordance with the warranty terms provided in your closing documents.
5. Cancellation Timeline
If you need to cancel a purchase of an in-stock (non-custom) home, you must provide written notice to WHEL DREAM MOBILE HOMES prior to the scheduling of the delivery truck. Cancellations made after the transportation process has been initiated will be subject to heavy logistical cancellation fees.
